Usually an upstairs bathroom or a pipe run above it. Thermal imaging shows how far the water spread before we open anything, so the cut in your ceiling is as small as the damage allows. We find the leak first, so the repair holds.
Water heater let go in the utility room
Forty-plus gallons, plus whatever the supply line adds until someone notices. Water runs under adjacent flooring long before you see it. We extract, meter every room it could have reached, and dry the slab or subfloor underneath, not just the visible puddle.

How do you find moisture I can't see?
With moisture meters and thermal imaging. Water moves through drywall, along subfloor, and into wall cavities that look fine from inside the room. The meters test the materials themselves, thermal imaging shows the cool damp areas behind walls and under floors, and we dry against what those readings show. A surface that feels dry tells you very little; the reading inside the material is what decides when drying is done.
Will mold grow after water damage?

If everything dried fast and completely, verified with moisture readings, mold is unlikely. If materials stayed damp inside walls or under floors, that's where growth shows up.
