The scope is broken out per unit and per area, so the owner or board can approve all of it, phase it, or decline part of it. If anything changes after approval, we call before we do the work.

Work in occupied buildings gets scheduled with notice through your office, contained so dust and spores stay in the work zone, and cleaned up at the end of each day. We treat tenants the way we treat any customer.

A paper trail that protects you
Photos, moisture logs, remediation scopes, and completion summaries, dated and per unit. That file is what a carrier asks for on a claim, and what you hand a tenant or a board that wants to know how the building responded.

Your deductible is still yours to cover, and we'll tell you that number before any work starts rather than after. You also don't need a claim to hire us. Plenty of our jobs are paid directly by the homeowner, and after the free inspection we'll say which way makes more sense for the damage you have.

Walkthroughs are free, whether it's one turnover unit or the whole common-area rotation, and they end in a written scope itemized per unit and per area, so an owner or board can approve it as written. Emergency water losses work the other way around: we respond first, and the written scope follows the same day.
The scope is based on the property itself: square footage, access, scheduling windows, and what the walkthrough finds. It goes in writing before work starts, and if the work needs to change once we open something up, we call you before we do it.

Questions we get most.
A tenant just reported mold. What should we do first?
Get it inspected quickly and put your response in writing, whatever the inspection finds. We inspect for moisture first and give you written findings either way. Sometimes it's surface mildew or an old stain, and a written finding that says so is worth having in the file. If it is mold, the scope and the completion record go in the same file.
What is a landlord obligated to do about mold?
It depends on the state, the lease, and sometimes the town, and we're a remediation contractor rather than a law firm, so the legal answer should come from your attorney. What we provide is the same either way: prompt inspection, a written scope, containment-based remediation to IICRC standards, and completion documentation. That file is how you show what the building did and when.
Can you handle a water loss that spans several units?
Yes, and it's the most common emergency call we get from managers. We trace the water with moisture meters and a thermal camera so no affected unit gets missed, dry each one to a measured standard, and document per unit, which keeps both the insurance claim and the tenant conversations straight.
Do you work inside occupied units?
Yes, with advance notice and scheduling through your office. Containment keeps the work zone sealed, and floors get protected on the way in and out. We'll also tell you when a job would go better with the unit vacant.
