How the work runs
Our process for hospitality properties.
Step 1
Walk the property
The GM or head of housekeeping walks us through once: carpet condition floor by floor, the rooms with a history, anything that smells wrong. You get a written scope with the carpet rotation and any water or mold work itemized separately, so ownership can approve each piece on its own merits.
Step 2
Schedule around occupancy
Evenings, Sundays, and low-occupancy windows, worked floor-by-floor so rooms come offline in small batches and go back on sale quickly. We're closed Saturdays for Shabbat, so we build that into the calendar from the start.
Step 3
Contain the messy work
Water and mold work happens behind sealed poly containment with HEPA air filtration, so dust and spores stay inside the work zone and the rooms next door stay rentable.
Step 4
Document every room
Photos and moisture readings, room by room, for your maintenance file. If a water loss is covered, we document to carrier standards and bill the insurer directly. You don't need a claim to hire us, and plenty of properties pay us directly.

Every hospitality bid starts with a free walkthrough: carpet condition, square footage, and any water or mold history. You get a written scope ownership can approve as-is or in phases, with recurring carpet rotations and emergency response scoped separately. Nothing gets scheduled until you've approved it in writing.
The scope is based on the property itself: square footage, access, scheduling windows, and what the walkthrough finds. It goes in writing before work starts, and if the work needs to change once we open something up, we call you before we do it.

Questions we get most.
Can you clean carpet without taking a whole floor out of service?
Yes, that's how we plan hospitality work. Guest rooms go in small batches, corridors run in sections during your quietest hours, and the schedule is built against your occupancy calendar, so the front desk always has rooms to sell while we work.
What happens when we have a water emergency?
Call the same number, (845) 262-6530. It's answered 8am to 6pm, Sunday through Friday, and commercial water losses get same-day response. We extract, set drying equipment, and document room by room so the claim file is clean. One scheduling note: we're a Shabbat-observant company, closed Saturdays. If a loss lands outside our hours, we dispatch as soon as we reopen.
Mold keeps coming back in our guest bathrooms. Can you fix it for good?
We remediate it under sealed containment with HEPA filtration, and we remove the affected material instead of painting over it. The lasting fix is usually ventilation: bathroom exhaust that can't keep up with back-to-back showers. We handle the removal and tell you what the exhaust needs so the growth stops coming back.
Are you insured, and can you provide a COI?
Yes. We're licensed, bonded, and insured, and IICRC certified for the water and mold work. We'll provide a certificate of insurance before any work begins. If your ownership or management group has specific requirements, send them with the bid request and we'll confirm them before anything is scheduled.
