Water Damage Restoration in Yonkers, NY
Call (845) 262-6530 and you're talking to the person who sends the crew, not an answering service. We ask what happened, tell you what to shut off, and give you an arrival window. Yonkers is about 50 minutes out for us.
Yonkers buried a river to manage flooding: the Saw Mill was culverted under Getty Square in the 1920s and only daylighted again in 2011. The valley it drains still collects the city's water, so the low blocks near the Saw Mill corridor are where storm calls concentrate.

What we see in Yonkers
The housing stock, the terrain, and the drainage in Yonkers all change how we plan a job. Here's what we run into:
The housing stock
Pre-war buildings dominate: plaster and lath, tile bathrooms on wood subfloors, stone foundations. They hold moisture far longer than drywall-era construction, so we meter deep and keep the equipment running until the wall reads dry, not just the surface.
Getting to you
About 50 minutes down the Thruway. For apartment buildings we handle superintendent coordination, COIs where boards require them, and elevator and stair protection as standard practice.
Water & drainage
The city is a series of steep hills draining to the Saw Mill valley and the Hudson. Rain leaves the heights fast and collects in the valley neighborhoods, which is why the river got buried in the first place.
Process
What happens after you call.
Every water loss runs the same way: we ask what happened on the phone, extract the same day, verify the drying with meters, and keep a documented file your adjuster can work from. Here's the short version. The service page covers each step.
- Emergency call & triage
- Inspect & map the moisture
- Extract & remove
- Dry & monitor daily
- Document the dry-out
- Build it back
Common problems
The problems we're usually called about.
A slow appliance line that leaked for months
Dishwasher, fridge line, or washing machine hose: a slow leak rots subfloor and grows mold out of sight. Insurance treats sudden bursts and long-term leaks differently, and we'll tell you which one your damage looks like before the claim gets filed.
Not sure whether it's dry
A past leak that 'seemed fine', a damp smell, a warm spot on the wall. A moisture inspection takes under an hour and gives you a reading either way. If it's dry, we tell you it's dry and leave.
Ceiling stain that keeps growing
Usually an upstairs bathroom or a pipe run above it. Thermal imaging shows how far the water spread before we open anything, so the cut in your ceiling is as small as the damage allows. We find the leak first, so the repair holds.
Water heater let go in the utility room
Forty-plus gallons, plus whatever the supply line adds until someone notices. Water runs under adjacent flooring long before you see it. We extract, meter every room it could have reached, and dry the slab or subfloor underneath, not just the visible puddle.
Insurance
We work with your insurance, and we bill them directly
- 01
Call us
We answer, ask what happened, and get a crew moving. Same-day emergency response on active water.
- 02
We document everything
We take moisture readings and photos and write up a scope of work before drying starts, so your adjuster has the file from day one.
- 03
We bill your insurer directly
We work directly with your insurance company on covered water and mold claims, so you're not fronting the full cost and chasing reimbursement.
Your deductible is still yours to cover, and we'll tell you that number before any work starts rather than after. You also don't need a claim to hire us. Plenty of our jobs are paid directly by the homeowner, and after the free inspection we'll say which way makes more sense for the damage you have.

FAQ
Questions we get most.
How do you find moisture I can't see?
With moisture meters and thermal imaging. Water moves through drywall, along subfloor, and into wall cavities that look fine from inside the room. The meters test the materials themselves, thermal imaging shows the cool damp areas behind walls and under floors, and we dry against what those readings show. A surface that feels dry tells you very little; the reading inside the material is what decides when drying is done.
Will mold grow after water damage?
It can. Growth can start on wet materials within 24 to 72 hours, which is why drying should start the same day. If everything dried fast and completely, verified with moisture readings, mold is unlikely. If materials stayed damp inside walls or under floors, that's where growth shows up. A musty smell weeks after a leak usually means something didn't fully dry, and it's worth a look.
What should I do in the first few hours after water damage?
Stop the water if you safely can, at the main shut-off or the fixture valve. If water is near outlets, cut power to that area at the breaker, but never stand in water to do it. Move what you can off wet floors, and don't run a household vacuum on standing water. Then call (845) 262-6530; the sooner extraction starts, the more we can save.
How fast can you get here in an emergency?
Same day, usually within hours. When you call, a person answers, asks what happened, and gives you an arrival window based on where you are and what's already on the schedule. The truck comes loaded for extraction and drying, so work starts as soon as we're in the door.
Does homeowners insurance cover water damage?
Usually, yes, as long as the damage was sudden and accidental: a burst pipe, a failed water heater, a washing machine hose that split. Policies generally exclude gradual damage, like a slow leak that ran for months or deferred maintenance, and they exclude flooding from outside, which needs a separate flood policy. When we inspect, we document the cause of loss carefully, because that's the first thing the adjuster looks at.
